Your Roof – Repair or Replace

My roof is leaking and is approximately 15 years old.  How do I know if it is time to repair or replace my roof?

Answer: Your roof battles the elements year-round, wear and tear are natural results. A well-built, well-maintained roof will typically have a lifespan of around 20 years, and you’ll definitely know it needs attention from such signs as damaged or loose shingles, leaks and visible wear around chimneys, pipes and other penetrations.

A roof repair may be possible if the majority of your roof surface is in good condition.  Otherwise, a roof replacement is needed.  A tear-off of the old layers and application of a new roof provides leak-free confidence and the latest in materials for an expected lifespan of 20 years or more. 

Another option may be to apply a new roofing layer on top of the old.  This is possible only if your existing roofing is one layer thick and in good condition, has strong decking, and has shingles compatible with the new application.

If your roof’s condition provides the opportunity to choose between these options, consider the number of years you plan to stay in your re-roofed home.  A new roof is the wise choice if you believe you will stay in your home for more than five years.  A re-cover may save you money up front but may have a shorter lifespan.
